Stamp Duty Land Tax (SDLT) is a tax paid to HMRC on the purchase of residential property in England. It is calculated as a percentage of the purchase price, applied in bands. Payment is due within 14 days of completion.
Current SDLT rates (standard residential, 2026)
| Purchase price band | Rate | |---|---| | Up to £250,000 | 0% | | £250,001–£925,000 | 5% | | £925,001–£1.5m | 10% | | Over £1.5m | 12% |
First-time buyer rates
| Purchase price | Rate | |---|---| | Up to £425,000 | 0% | | £425,001–£625,000 | 5% on the amount above £425,000 | | Over £625,000 | Standard rates (no FTB relief) |
How it's calculated
SDLT is calculated on the portion of the price that falls within each band — not on the whole price. On a £300,000 standard purchase: 0% on the first £250,000 = £0; 5% on the next £50,000 = £2,500. Total SDLT: £2,500.
When it's paid
Your solicitor calculates the amount, submits the SDLT return to HMRC, and pays on your behalf on or after completion day. It must be filed and paid within 14 days of completion.
