The Full Cost of Buying a House

In brief

Most first-time buyers budget for their deposit and forget everything else. Then the costs start arriving and the surprise can cause real problems. Here's the complete picture.

Stamp Duty Land Tax (SDLT)

For most Manchester first-time buyers, stamp duty is zero. The rates:

On a £250,000 property in Manchester: £0 stamp duty. On a £500,000 property: 5% × £75,000 = £3,750 stamp duty.

Stamp duty is due within 14 days of completion. Your solicitor handles the payment and claims the relief on your behalf.

Legal fees and disbursements

Legal fees cover your solicitor's professional time. Disbursements are the third-party costs your solicitor pays on your behalf. Both are quoted together but it's worth understanding the split.

Solicitor's fees: £700–£1,500 depending on the firm and property type. Leasehold costs more — add £200–£400 for the additional work.

Searches: £250–£450. Includes local authority, drainage/water, environmental, and coal mining searches.

Land Registry fee: Based on purchase price. On a £200,000 property: £270. On a £250,000 property: £395.

Bank transfer (CHAPS) fee: £25–£50.

Total legal costs: typically £1,300–£2,500 for a straightforward freehold purchase.

Survey costs

Your survey is your most important safeguard. Don't skip it or downgrade it to save money.

RICS Level 1 (Condition Report): £250–£400. Traffic light summary only. Suitable only for new builds or recently-renovated properties.

RICS Level 2 (HomeBuyer Report): £400–£700. Includes condition ratings, guidance on defects, and a market valuation. Suitable for most properties built post-1900 in reasonable condition.

RICS Level 3 (Building Survey): £700–£1,200+. Comprehensive inspection with detailed analysis of defects, construction, and advice on repairs. Recommended for older properties, unusual construction, or anything that looks like it might have issues.

For a standard Manchester terrace or 1970s semi, a Level 2 HomeBuyer Report is appropriate. For a Victorian terrace with a history of damp, or a converted flat, upgrade to Level 3.

Mortgage costs

Mortgage arrangement fee: £0–£2,000. Some mortgage products have no arrangement fee but a higher rate; others have a fee but a lower rate. Compare the total cost over the initial fixed period, not just the rate.

Mortgage broker fee: £0–£500. Many brokers are fee-free and earn commission from the lender. Some charge a flat fee. Always ask upfront.

Lender's valuation fee: £0–£400. Many lenders include this free; others charge separately.

Moving costs

Often overlooked, moving is expensive.

Removal company: £500–£2,000 for a one or two-bed in Manchester, depending on volume and distance. Get three quotes.

Packing materials: £50–£200 if not supplied by the removal company.

Storage: £50–£200 per month if you need to bridge a gap.

Ongoing costs from day one

Buildings insurance: Required by your mortgage lender from exchange of contracts (not just completion). Budget £100–£300 per year for a standard property.

Service charges and ground rent (leasehold only): Begin on completion. Typical service charges in Manchester range from £800–£3,000 per year depending on the building and location.

Council tax: Starts on completion day, even if you haven't moved in. Your solicitor will notify the council.
