Properties within a 10-minute walk of a stop consistently command a premium over those that are a 15–20 minute walk away. If you're buying primarily for liveability and long-term value, understanding the tram network matters.

The South Manchester Metrolink corridor

The East Didsbury line is the most relevant for most first-time buyers. It runs from the city centre south through Withington, Fallowfield, Burton Road, West Didsbury, and Didsbury Village, with a spur to East Didsbury.

The Altrincham line runs through Stretford and Old Trafford, serving M16 and M32 postcodes.

Postcode analysis: walk times to nearest Metrolink stop

M19 (Levenshulme)

The best-value Metrolink-accessible postcode in Manchester. Key streets in the north of M19 are within 8–12 minutes walk of Burton Road or Withington tram stops.

M21 (Chorlton)

West Didsbury tram stop is on the edge of Chorlton. Streets in central Chorlton vary significantly in walk time.

M20 (Didsbury/Withington)

Multiple stops on the East Didsbury line run through M20.

M16 (Old Trafford/Stretford)

Served by the Altrincham line. Affordable prices with good city centre access.
